Selling Real Estate in Summit County

Pricing a unit correctly is the most important consideration in getting a home to sell quickly. Before listing your home we will sit down and discuss the historical sales in the area. We will also talk about what units are currently on the market that are similar to yours and how long they have been on the market and at what price they are listed. Most importantly, we will discuss your goals and needs in selling your unit.

Once your unit is listed with me here is what I do that is different from just putting your unit on the MLS in order to sell your home:

1. Fax a flyer to every real estate office in Summit County.

2. Email a flyer to every broker registered in Summit County.

3. Place electronic lock box on your home to make showings easier.

4. Follow up with all agents who have either previewed or showed your home to prospective buyers and get their thoughts about your home and communicate this to you.

5. Update you weekly on the progress of the sale of your home.

6. I will build a website for your specific unit with its very own website address. This will help us track visits and statistics. In addition, I will place your home on the following websites:

6. Mail a postcard to all homeowners in your subdivision to see if they know of anyone who may be interested in the unit.

7. Place property in the Summit County Multiple List Service
8. Prepare marketing info sheets to be placed in the property, outside our office and at the brochure rack in our lobby.

9. Hold an open house for brokers and consumers               
10. Advertise in the Summit Daily, the real estate book and Mountain Homes Illustrated

11. Keep you posted on recent sales and activity to make sure we have the unit priced right.

12. Represent you in all negotiations to get the best price and terms.

13. Once you get your unit under contract I will: 
- Communicate with the selling agent.
- Coordinate inspections, appraisals and survey, if necessary.
- Ensure the deadlines and specifications of the contract are met and ultimately get you a check at closing!
