Buying Real Estate in Summit County
If you are curious about how far your money will go with respect to real estate in Summit County, this is a good place to start. Compared to Aspen, Telluride, Vail or Beaver Creek you will get a lot more real estate for your money. Summit County has the added benefit of being really close to 5 world class ski resorts and a short drive up the hill from Denver International Airport.
Under $250K
For under $100k you are most likely going to be looking at buying vacant land that is difficult to build on or perhaps a quartershare in Keystone or Copper. You will not find anything in Breckenridge in this price range. For under $200k you may get a studio in the Gateway condo that is really close to River Run or half an acre of vacant land in Quandary Village near Hoosier Pass and the Continental Divide. You can also get a really nice 2-3 bedroom quarter-share in Keystone or Copper. There are also some 1 and 2 bedroom units in Dillon that may be available in this price range. Unfortunately, even if something is available, there is probably not going to be a lot of inventory. It is getting more difficult to find studios or 1 bedrooms in Breck and Keystone for under $250k. If they do come on the market, they usually sell quickly. You may find a 1 or 2 bedroom in Wildernest in this price range in a condo like Silver Queen or Treehouse.
$250K - $500K
At the low end of this scale you may find a 1 bedroom or a studio in River Run really close to the slopes. You money will get your more square footage in Wildernest and Silverthorne in this range. Here you are starting to see some great 2 bedroom units that are really close to the slopes in Keystone in buildings like Expedition and Arapahoe. In Breckenridge, you may see an occasional 2 bedroom in this range in Park Place. You may also see some houses, but they won’t be close to the slopes. Most likely, they won’t be in great shape and will need a “freshening up.” You may find an older Single Family Home in Valley of the Blue, Alpine Breck or Quandary in this price range. At the top end of this spectrum you may find a lot in the Highlands that you can build on, but it won’t have ski hill views.
$500K to $1M
Around $500K-$600K you can find nice 2 bedrooms close to the slopes in Keystone and Copper. Just above $600k you can find nice 2 bedrooms in Breckenridge in units like Los Pinos. Above $600K you can also find some 3 bedrooms condos and townhouses. You can also find some great single family homes above $600k in different locations around Summit County. You can also get the nicer lots in the Highlands.
$1M-$2M
Above $1M you get a new property with high end finishes right at the base of Peak 8 in One Ski Hill Place. You can also get a house in the Highlands, an older home in the Weishorn near Main St. in Breckenridge or on the golf course in Silverthorne. More and more homes in the Highlands are starting above the $2M mark. In this price range you can also find vacant lots in Shock Hill.
$2M and up
Above $2M and you will find new homes in the Highlands, luxury ski-in ski-out homes in Breckenridge, Copper and Keystone and new luxury homes in town in Breckenridge. Not to mention, penthouse suites in the new One Ski Hill Place, the Shores at Highlands, the Lodge and Spa at Shock Hill, and Waterhouse on Main St.
